Commercial

Premises

Retail, offices, clinics, tasting rooms and light industrial across Temecula and the valley towns.

Packaged rooftop units on a low Temecula commercial building, with curbs, gas piping, disconnects and an economiser hood under a bright sky.
The survey

A record, and a baseline

Each unit gets an entry: what it is, where it sits, roughly what age, the condition of the curb and the roof penetration, whether the economiser travels, the filter size it really takes, the state of the electrical connections and what the gas section looks like.

And on the first visit we take a full set of readings even where nothing is wrong. That baseline is what makes every later visit meaningful: without it, a reading in three years’ time is a number with nothing to compare it to.

Planned maintenance

Twice a year, with the same numbers each time

SPR

Before the load

  • Condenser coils cleaned properly rather than rinsed
  • Charge verified by superheat and subcooling, recorded
  • Static pressure measured and recorded
  • Belts, bearings and drive alignment
  • Economiser dampers opened and proved to travel
  • Drains cleared and float switches tested
  • Electrical connections torqued, contactors inspected
AUT

Before the cold nights

  • Combustion tested on gas sections, figures recorded
  • Heat exchangers inspected
  • Flue and combustion air checked as installed
  • Defrost proved on heat pumps
  • Filters replaced with ones that fit the rack
  • Outside air dampers checked for having been shut and forgotten
  • Every reading compared against spring and the drift noted
Fit-out and change-out

Two things we insist on

01

Commissioning is a line item

On any new unit we install, commissioning is priced separately and visibly rather than folded in where nobody can see whether it happened. You get the readings, the settings and the sequence of operation in writing.

That also means you can compare our quote to one that does not include it, honestly, and see what the difference actually is.

02

And the controls get set on purpose

The single most common thing we find on a commercial unit is a control that has never been configured past its factory defaults — an economiser changeover set to a value that makes no sense for this valley, a fan set to run continuously in a building that is empty at night, a heat and cool setpoint overlapping so the unit fights itself.

None of that is a fault. It is a job that was never finished.

The boundary

What we turn down

Chiller plant, building management systems on proprietary protocols, commercial refrigeration, hood cleaning, and anything that genuinely wants a controls engineer rather than a mechanical contractor. We say so at the survey rather than after the second visit.

We also turn down a maintenance contract on a building we have not surveyed, because without a baseline the visits are theatre.
